Getting Started- Phone or Email Us
We would first like to know what you want to accomplish, any special needs, and what type of investment you want to make in your home. As we discuss the project over the phone or email, we will be mentally putting some costs to the items you describe. If possible, we’ll then give you an approximate or “ballpark” price range for you to compare to what you intend to invest in your project. We’ll also recommend one of our trusted in-house designers and/or architect partners if your project requires construction drawings.

1st Meeting – Pre-construction, Drawings, Bidding
For our initial meeting, we will listen to you describe what you want your project to be, look at various materials and ideas, (this is a good time to bring out your magazine clippings and Pinterest boards), and work to reach a budget you are comfortable with. We’ll also take some measurements of the work site if applicable, and review drawings if you have them.
After our first meeting, we will update the budget estimate and email it to you. You will also receive a copy of Redsmith’s Construction’s Design & Planning Contract. The design costs associated with the drawings and the detailed estimate usually equal approximately 2-4% of the project budget, depending on the project design complexity and the hours we expect to spend on each phase of the Design & Planning Process.
Once we have preliminary construction documents drawn up by an architect or designer, we will put together a clear, itemized proposal. Expect the bid to be revised a few times, as we meet with subcontractors on-site to get final numbers, and work with you to make changes to areas where savings are necessary.
If you are already working with an architect or other professional designer, we will work with them to put together the specifications at a negotiated fee based on the complexity of the project. If no design is necessary due to the nature of the project, the specification fee can be negotiated.
Once all revisions to the bid have been finalized and approved, we’ll meet with you to go over the entire proposal, sign a contract, and then we’re ready for construction.
Construction Phase
Your project begins with required permitting and a detailed construction schedule. We are 100% involved in the construction phase and will assign a Redsmith project manager specifically to oversee your project, share the schedule with you and update daily progress, and make sure your project is staying on budget.
We are known for our professionalism on the work site and pride ourselves on maintaining a clean and safe environment for our homeowners and staff. Also, we, along with our subcontractors, are licensed and fully insured.

Project Completion
Once construction is finished, we will do a complete walk-through with you and create a punch list for every detail. We want you to be completely satisfied, (renovating your home is a big deal!), so we’re happy to address any and all issues related to your project before the final sign-off. We’ll also leave you with warranty and call-back info.
